How It Works

  • Agreement: Residents of an old building are approached by and sign a contract with a developer.
  • Demolition & Relocation: The developer demolishes the old building and the current residents relocate while the developer usually covers rent in their new residence until the completion of the construction period. Other benefits are negotiable including having one’s moving costs to and from the apartment paid for. Seniors above a certain age may have additional accommodations as well.
  • Reconstruction: A new, code-compliant building is constructed usually with additional floors added.
  • Return: Original residents move back into a brand-new, significantly larger apartment (including a Mamad – ממ”ד – Safe Room) in the new building at no cost to them for the construction.

Pinuy Binuy projects are a long-term commitment, typically taking 7-10 years from the initial resident meeting to move-in. This lengthy time frame is due to:

  • Municipal Regulations: Extensive processes involving rezoning, obtaining multiple permits, and conducting environmental and traffic studies.
